      Electrical Safety Certificate

      The law states that landlords should ensure that any electrical installation in their properties is safe, with regular testing and electrical safety certificates for each property. At Surrey Tech Services Ltd, we provide safety certificates as well as Electrical Installation Condition Reports (EICR).

      Electrical Installation Condition Reports (EICR)

      It’s recommended landlords have testing carried out at least every five years, while homeowners should have an EICR every 10 years to confirm electrical installations are still in good condition. This helps to prevent accidents and fires where faulty electrics are to blame, but what happens during an EICR?

      • We record the results of our inspection and testing
      • We make a report of damaged electrics, noting any wear or tear to highlight items that may be unsafe – we may recommend specific works be carried out to make these items safe
      • We will inspect your electrics and let you know if they contravene the IET wiring regulations
      • We look for anything that could create high temperatures or that might cause an electric shock
      • We give you an overall record for your electrical installations at the time the inspection was carried out

      These inspections check the overall electrical circuits of the building, but also look at things like sockets, lights and electric boilers. Essentially, these are all fixed “installations” within your home or property.

      Electrical safety certificate for landlords

      Since April of 2021, private landlords have needed to comply with the law and obtain an electrical safety inspection for all of their properties. This is because, if you’re the landlord, you need to make sure the electrics in your property are safe. This should be reviewed every few years and the report must be supplied to the occupying tenant — the local authorities may also request this, and landlords need to supply a copy within seven days.

      Failure to meet these stipulations as a landlord can result in you being fined large sums and your insurance may be invalidated. But, above all else, you’re putting your tenants' lives at risk.
